- Damp patches or staining on ceilings, walls or floors
- Boiler pressure that keeps dropping and needs topping up
- Water meter moving when no water is being used
- Sound of running water when taps are off
- Warm patches on floors (possible heating pipe leak)
How we find it
We start with the simplest checks: isolating parts of the system, pressure testing and checking visible pipework and fittings. Then we narrow the leak down to a specific area before opening anything up, so we only lift boards or cut into plaster where the leak actually is.
Insurance claims
Many home insurance policies include trace and access cover. We can give you a clear written report of what we found and repaired to support your claim. Check your policy, or ask your insurer, before work starts.
If water is actively leaking, turn off the stopcock and call us. Our plumbing attendance is £96 including VAT. Leak detection starts from £250 including VAT, and we agree the scope and price with you before starting.
